2. Upcoming projects – information only

  • Any upcoming or future project shown on this website is for general information only.
  • It is not an advertisement, offer or invitation to buy, book or invest.
  • We do not accept any booking, expression of interest, token amount or payment for any upcoming project.
  • Sale or booking of any such project will open only after it is registered with UP RERA, and its registration details will then be shown.

If anyone asks you for money for an upcoming SIPL project, please do not pay, and inform us at email@siplgroup.in.

3. Images are artist's impressions

All 3D images, CGI renders, walkthroughs, videos, layouts and illustrations on this website are artist's impressions. They show the intended design for illustration only. The actual building, finishes, landscaping, colours, furniture, fittings and surroundings may differ. Furniture, accessories and décor shown are not part of the standard offering unless stated in the agreement for sale.

4. Prices (*)

Prices on this website are starting from prices, shown with an asterisk – for example, ₹89 Lakh*. The following applies to every such price:

* Starting price. It excludes GST, registration charges and stamp duty, parking, IDC (infrastructure development charges) and power backup charges. Prices are subject to change. The final price will be as per the agreement for sale.

5. Specifications, plans and amenities

  • For a registered project, the sanctioned plans, specifications and amenities are those in the UP RERA registration and your agreement for sale. Any change will be made only as permitted by section 14 of the RERA Act, including obtaining allottee consent where required.
  • For a registered project, the specifications, plans and amenities that bind us are those in the UP RERA registration and the agreement for sale.
  • Nothing on this website is an offer, contract, promise or guarantee of any kind.
  • Nothing on this website is legal, financial, tax or investment advice. Please take independent advice before buying property.
  • The agreement for sale signed between you and the promoter governs your purchase. If anything on this website differs from the agreement for sale, the agreement for sale will prevail.

7. Brokers and channel partners

We work with authorised channel partners and brokers. Please note:

  • They cannot make any promise, commitment or offer on our behalf beyond our official price list and the project's RERA disclosures on up-rera.in.
  • Anything a partner or broker says that is not in the official price list, the RERA disclosures or the agreement for sale does not bind us.
  • Before dealing with a channel partner or broker, please check their UP RERA real estate agent registration on up-rera.in.

Please make payments only to the official project account named in your booking documents, and never in cash to any individual.

8. No liability for reliance

To the extent permitted by law, SIPL Group is not liable for any decision made only on the basis of information on this website. Please verify all details with us and on up-rera.in before deciding.
