By using this website, you agree to these Terms, our Privacy Notice and our Disclaimer. If you do not agree, please do not use the website.

3. The website is for information only

  • The website gives general information about SIPL Group and its projects.
  • Nothing on the website is an offer, invitation to offer, or contract to sell any property.
  • Sending an enquiry does not book, reserve or allot any unit, and does not create any agreement between you and us.
  • Any purchase is governed only by the agreement for sale and other documents signed between you and the promoter, as required under the Real Estate (Regulation and Development) Act, 2016.

4. Intellectual property

  • All content on this website – including text, photographs, renders, walkthroughs, floor plans, designs, layouts, graphics and the website design – belongs to Shreemaa Infrarealty Pvt Ltd and its group companies, or is used with permission.
  • The SIPL name and SIPL logo, and project names and logos, are trade names and marks of Shreemaa Infrarealty Pvt Ltd and its group companies.
  • You may not copy, reproduce, modify, publish or use any of this content or the SIPL logo for commercial purposes, or in a way that suggests you are connected with us, without our prior written permission.

5. What you may do

You may:

  • browse the website for your personal, non-commercial use;
  • download or print pages or brochures for your own reference while considering a purchase;
  • share links to the website pages.

6. What you must not do

You must not:

  • give false information or pretend to be someone else in the enquiry form;
  • use the website for any unlawful purpose or in breach of any law in India;
  • try to hack, disrupt, overload or gain unauthorised access to the website, its servers or data;
  • upload or send viruses, malware or harmful code;
  • use bots, scrapers or automated tools to copy content or collect data from the website;
  • send spam or bulk messages through the enquiry form;

7. Channel partners and brokers

  • We work with authorised channel partners and brokers.
  • They cannot make any promise, commitment or offer on our behalf beyond our official price list and the project's RERA disclosures on up-rera.in.
  • Before dealing with a channel partner or broker, please check their UP RERA real estate agent registration on up-rera.in.
  • Please make payments only to the official project account named in your booking documents, and never in cash to any individual.

The website may link to other websites, such as the UP RERA portal (up-rera.in). We provide these links for convenience. We do not control those websites and are not responsible for their content, accuracy or privacy practices.

9. Accuracy of information

  • We try to keep the information on the website accurate and up to date, but errors may occur.
  • For a registered project, the sanctioned plans, specifications and amenities are those in the UP RERA registration and your agreement for sale. Any change will be made only as permitted by section 14 of the RERA Act, including obtaining allottee consent where required. Prices are as per our price list on the date of booking and your agreement for sale. See our Disclaimer.
  • For registered projects, please check official details on the UP RERA website (up-rera.in) and in the agreement for sale.
  • Please verify all details directly with us before making any decision.

10. Limitation of liability

  • The website is provided "as is". We do not promise that it will always be available, error-free or free of viruses.
  • To the extent permitted by law, SIPL Group will not be liable for any indirect or consequential loss, or loss of profit or opportunity, arising from use of, or reliance on, the website or its content.
  • Nothing in these Terms limits any liability that cannot be limited under Indian law, including your rights as an allottee under the Real Estate (Regulation and Development) Act, 2016, or as a consumer under the Consumer Protection Act, 2019, or our liability for fraud or wilful misconduct.

11. Indemnity

If you misuse the website or breach these Terms, and this causes any claim, loss or cost to SIPL Group, you agree to compensate us for the reasonable loss, damage and legal costs caused by your misuse or breach.

12. Governing law and courts

These Terms are governed by the laws of India. Subject to any rights you may have to approach a regulator, authority or consumer forum under law (such as UP RERA), the courts at Varanasi, Uttar Pradesh will have exclusive jurisdiction over any dispute about the website or these Terms.
